Understanding the Basic Steps of Commercial Construction

Commercial construction can seem like an overwhelming multitude of moving parts to the uninitiated.  But when it’s broken down to its most basic elements it’s actually quite a straightforward process. And these basic elements are generally the same for every type of commercial development, no matter where it takes place.  To help with understanding the basic steps of commercial construction we’ve come up with an article that breaks things down into a set of easily comprehended procedures.

Planning

Planning is probably the most important part of any commercial construction endeavour.  Deciding where you’re going to build, how much you’re going to spend, the type of structures you’re erecting and who will be responsible for all the details will dictate how the rest of the project unfolds.  Taking the time to get the plans right will cut back on mistakes, stress and cash outlay later on.

Design

Planning may be the most important step, but designing could be considered the most interesting.  This is where the details and beauty of the new enterprise begin to unfold. You’ll be choosing the materials, colours, sizes, shapes and textures that will comprise the finished product.  Once the design is completed you’ll be able to establish a timeline and a budget.

Pre-Construction

The pre-construction process includes getting permits approved, insurance requirements met and environmental assessments completed.  The construction site will need to be thoroughly examined to ensure there are no unexpected obstacles or complications. Quotes from suppliers and subcontractors will need to be collected and compared.

Procurement

This step involves gathering together all the necessary materials and equipment required to complete the job.  The labour force required to finish the project will also need to be organized and contracted. Procurement allows all the necessary pieces to be gathered and organized before actual construction begins.

Construction

After completing all the other steps the main event can now commence. Once the building is complete, vital aspects such as the foundation, electrical wiring and plumbing need to be inspected and certified.  Any final repairs or touch ups will take place before a final inspection that allows the building to be occupied.
