The main difference between commercial and industrial construction comes down to the ultimate motive of the businesses.  Industrial companies are more concerned with manufacturing whereas commercial businesses are concerned about attracting commerce with their goods or services.  When constructing buildings for industrial use the factors that must be considered are quite different from those for commercial buildings.

Industrial Construction

When it comes to industrial construction the client will typically be more concerned about function rather than aesthetics.  Since these buildings are used for manufacturing they’re usually constructed to accommodate large and heavy equipment. Spaces must be built proportionately and foundations need to be able to withstand substantial loads.  You’ll generally find industrial buildings on the outskirts of towns and cities with easy access to highways and other transportation links.

The layout of industrial buildings need to be tailored to the manufacturing process to promote smooth and streamlined functioning.  Industrial operations typically don’t have to worry about access by the general public and are usually frequented only by trained personnel.

Industrial buildings will quite often have oversized requirements for resources such as energy and water which must be accounted for during the planning process.  Applying for and receiving the necessary permits required for industrial construction is also an important part of the planning process and will generally reach different levels of government compared with residential or commercial construction.

Commercial Construction

Because commercial businesses rely much more on the whims of the general public, aesthetics play a larger role in the final building.  The design of a commercial building design will be much more focused on looks and general impressions.

Easy and inviting access to casual passersby makes location and layout important parts of a commercial project planning.  Commercial buildings are more likely be found within city limits which require adherence to a specific set of permits and regulations.
